One more tip - check the date code on the tires. If they are the originals, you will want to replace them. The date code is stamped on the sidewall and will show the week and year of manufacture. It will look something like "3510" - which would be the 35th week of 2010. It is generally recommended to replace trailer tires every 5 years.

You should call ahead and have them turn on the refrigerator before you arrive. (Because it takes quite a while to cool down) It may not be real cold when you get there but you would be able to tell if it is cooling down. Usually takes about 24 hours to maintain temp.
As for the water heater you should be able to listen to it and hear it turn on, on propane. Should only take about 10 to 12 minutes to have hot water. So, make that one of the first things on your checklist to turn on and check at the faucet later on during your walk through.
Everything else listed above is easily checkable during your walk through, just have the owner show you how each item works...

Are those things readily check able? Does the water heater take a while to heat up usually? Just trying to get a feel for common/most expensive issues.

Have the seller turn the refrigerator on 110 or gas so you can verify it works,test heater,fans,water pump, hook city water and check for leaks, check as many things you can

Look for rodent damage. They like to chew wires and other tasty things. Open any panels you can to peek inside.

Welcome to the group! 171 is a really nice model we started with a 2010 then moved up to the 179 for the bigger kitchen. Give it a good checking over make sure the a/c, furnace,tv,stove, fridge, water heater all work. Check the floor for any soft spots.
