In general, lubricate the track and rollers with a lubricant spray and treat the rubber seals with a rubber seal conditioner like Protect All Slide-Out Rubber Seal Treatment. I use the Protect All for the seals and Du Pont Multi-Use Lubricant with Teflon for the track and rollers. It seems to work well so far.
