Suggest using the gas (if not already) to see if desired temp is achieved. If water gets hot then a pretty good chance that your element is shot. If water is still Luke warm, then the cold water side is mixing with it somewhere. Most likely a valve.<div>Hope that helps.</div>]]>

Can get them at Lowes pretty cheap.]]>
