My max air fan started leaking last month so I climbed up and found the dicor had split 3/4  of the way around.
Did a quick silicon fill and finally last week went up and took a hard look at it.
stripped off the Dicor and pulled the fan and found a few problems.
1. the fan was mounted off center of the hole they cut and the screws missed the aluminum ceiling framing on one side completely
2. The mastic tape was put up tight against the inside edge of the fan flange missing the mounting screw holes completely on three sides.
3. The screws are self taping drill type, and a bit to short, most hit the aluminum and some did not penetrate the aluminum, lifting the plywood and making the roof wavy. and very random screw pattern.
4. Someone noticed a leak before i took possession (brand new, but did sit around somewhere for 1 1/2 years before I received it), And they added screws way out on one outside edge and hit it with a little Dicor.
So I centered the fan, put butyl tape where it should go, used longer screws, and replaced the Dicor.
It's been raining to flood stage for the last week (VA) and all is good!
In the immortal words of Marwayne, If you want something done right.......

The mastic

Random screw patterns

All better!

I like what you did. I would have used eternabond on the exterior, sealed it to roof and moved away from Dicor.

Oye! Based on my reading of people's experiences, I think he eternabond actually lasts longer.

Eternabond applied correctly is really a good alternative to Dicor, especially for roof vents and spoilers. Lot of info on the product, for me it is a long lasting fix.

This is how my vents look. I don't like Dicor , it's messy gets dirty and cracks. I use 2 strips 1/8" of closed cell foam spaced about 1/2" apart, then I put a bead Polly Urethane between the 2 strips of foam and another bead around the perimeter. Now I can put the vent in it's place, predrill the holes put a dap of caulk in each hole and screw it down. What ever squeezes out can be peeled off once it has set up. You be the judge, it's clean.

Marwayne, Is the sealant you used something like Lexel?Your installation looks clean. How well has it held up?

Thanks. I'll have to look for it if I need to do something on the roof of our RPod.

The nice part about this caulking you can put a strip of 1 mill poly over it and you work on the bead and don't get your hands all messed up, and after 2 or 3 days you can take the poly off
